The Truth in Lending Act (TILA) does not permit a lender to close a loan until at least seven (7) business days have passed from the date your application was received. A typical home loan takes 30 days, as a number of third-party services such as appraisals, title work, and credit are required in conjunction with the mortgage process. A rate lock removes the uncertainty from the transaction. The buyer knows exactly what their payment will be. The lender knows what they are working with. Everyone in the transaction can plan around a confirmed number rather than a moving target. In a rising rate environment waiting to lock is a gamble that rarely pays off and often costs real money.

The Condo Situation That Is Delaying Transactions
The second urgent item is the condo market. The underwriting requirements for condominium financing have become significantly more demanding and every agent who takes a condo listing today needs to order the HOA documents immediately. Not when an offer comes in. Today.
Every condo transaction now requires full approval through the review process. There is no shortcut and there is no exception. If the HOA documentation is not ordered and reviewed early in the process the delay that follows can jeopardize the transaction entirely.
